Projects include small and large commercial building, single family and multi-family complexes and high-rises, residential developments and roadway construction projects. This helps ensure that funds are being disbursed sensibly for the project and usually involves a simple check of completion on the inspector’s part.

Property Assessments

Property Condition Assessments (PCA’s) serves the crucial purpose of observing and reporting on the physical state of the subject property, offering professional recommendations on potential future issues, financial risks, or liabilities to the client. We report major structural, electrical, plumbing, and HVAC component  conditions, completion status, general code conformance, life cycle costs, sufficiency for intended use, and the extent of defects and depreciation. We diligently inspect the property and document conditions so that our clients can feel confident in their purchase decision of the asset in question.

Insurance Inspections

Four Point Inspection Need a new insurance policy or renewing an existing one? Most insurance companies require a 4-point inspection report before the policy can be written regardless of the age of the home. The focus of the inspection is to determine the approximate components, age, and overall condition of these systems being evaluated.

Wind Mitigation Inspection A wind mitigation inspection in Central Florida will determine if your home has the protective features that are needed to defend against hurricane-level winds. If your home does have these types of features, you may qualify for one or more wind credits under your Florida insurance policy!

Condo/Townhome Inspections Are you purchasing or selling a Condo or Townhome as a rental or home? We will evaluate the structural systems, facade, roofing systems, plumbing systems, heating systems, ventilation and air conditioning systems, electrical systems, vertical transportation, fire-protection systems, life safety systems, and general interior finishes to ensure you know what you are purchasing.

Progress Oversite

Project Progress Oversight for commercial and large residential properties includes performing  for ground-up, renovation, and site improvement construction. Project Oversight is performed for developers or project owners who want to closely monitor their projects for reasons including that the client may be out-of-state and need a local monitor or want a third-party set of eyes. We review all construction documents, including pre-construction plans, budget, schedule, and scope. We will continue to monitor the project on a planned schedule as requested by the client while concentrating on the quality of work being performed, manpower levels, and conformance to the original contract, schedule, and budget.

New Home Construction Oversite

New Construction Home Oversite and Inspection This should be inspected by a third-party home inspector. There are many issues that go undetected by the builder which a home inspector can recommend further evaluation or repairs on. We can either inspect the finished home, or offer you full peace of mind with a phased inspection process. If you are having a home built, we can inspect different phases of your home’s process! We will inspect in three phases: before the foundation is poured, a pre-drywall inspection to inspect systems and framing, and a final inspection as everything is coming together. The choice is yours, we are here for you every step of the way!

Whether you’re a potential buyer or current owner of a commercial building, having a detailed evaluation of the building and its systems is an important step in the buying and selling process. Below is what a typical property assessment may cover:

Site and Grounds:  Pavement, curbs, loading docks, walks, landscaping, irrigation, site drainage, exterior lighting, walls, fencing/railings, signage, and exterior amenities.

Structural Systems:  Foundations and structural framing of walls, columns, intermediate floors, and roofs.

Building Envelope:  Roofing systems, exterior finishes, stairs and steps, exterior doors, and windows.

Interior Building Components:  Interior finishes of common areas and tenant spaces. Soft goods' condition is not assessed

Mechanical Systems:  Property-owned electrical, heating, ventilation/air conditioning, plumbing, and conveyance systems.

Regulatory Compliance:  Life safety, fire suppression systems, and a general visual review of property compliance with the Americans with Disabilities Act (ADA). We also contact local building, zoning, and fire authorities to identify any outstanding code violations.

The industry standard for Commercial Property Condition Assessment (PCA) is ASTM E2018-15, encompassing a prescriptive narrative on research and preparation of the PCA and PCR (property condition report). We adhere to the ASTM guidelines for all inspections, providing clients with expected service life and cost estimates for repairs and replacements.
