Projects include small and large commercial building, single family and multi-family complexes and high-rises, residential developments and roadway construction projects.
​Property Condition Assessments (PCA’s) serves the crucial purpose of observing and reporting on the physical state of the subject property, offering professional recommendations on potential future issues, financial risks, or liabilities to the client. We report major structural, electrical, plumbing, and HVAC component conditions, completion status, general code conformance, life cycle costs, sufficiency for intended use, and the extent of defects and depreciation.
Project Progress Assessments for commercial and large residential properties includes performing for ground-up, renovation, and site improvement construction. Project Oversight is performed for developers or project owners who want to closely monitor their projects for reasons including that the client may be out-of-state and need a local monitor or want a third-party set of eyes. We review all construction documents, including pre-construction plans, budget, schedule, and scope. We will continue to monitor the project on a planned schedule as requested by the client while concentrating on the quality of work being performed, manpower levels, and conformance to the original contract, schedule, and budget.
Four Point and Wind Mitigation Insurance Inspections for a new insurance policy or renewing an existing one? The industry standard for Commercial Property Condition Assessment (PCA) is ASTM E2018-15, encompassing a prescriptive narrative on research and preparation of the PCA and PCR (property condition report).
